The approval criteria/standards for a text amendment are often less stringent and easier to satisfy than the approval criteria for variations. 

Usually it revolves around life-safety features like smoke detectors, egress, etc, but depending on the locale can include that it’s reasonably clean, no broken windows, etc.

Tenant would like me to use my insurance to pay to have it cleaned up but it didnt hit the home, so my homeowners insurance doesnt come into play.

With more units, bigger budgets, making it easier for the HOA to absorb (not always tho)2) having someone on the inside is key, they can share with you information as to the true health of the HOA and politics. 3) FINANCIALS - Need to see balance sheet and P&L.

Many sewer services have cameras that can show you the problem and what type of system you have.Assuming you are on City sewer, after you have the lines cleared, treat the plumbing with an acid treatment--I use CLEAN SHOT--4x per year.

There are several marketplaces for notes and more coming online- Hard to say where the discount would fall without putting it out there- but the more solid the package and the the more in-line with property valuation it is, the easier to market.
