@Gaurav K. if you choose electric make sure your building is insulated very well otherwise your electric bills may be very high for your tenants which may cause more turnover.

If we're just preapproving for vanilla commodity Fannie Mae nothing special & no "creative financing" scenario, I'll let my clients look out of state and when/if they actually go under contract, I'll forward their paperwork to the local-to-the-real-estate lender of their choosing as a courtesy.

Turning off credit card payments is unfortunately no protection from a tenant who chooses to lie and steal or make payments with funds that aren’t theirs.Second, Cozy doesn't do anything specifically to "allow" a dispute – in fact, all financial transactions across industries are subject to the same fraud and dispute laws – so it's not unique to Cozy.

I am choosing to stay away because the ARV is only around $45-$50,000 so there isn't much room left to fit in fixing the foundation.
