Well in Florida (Broward County) if the AC isn't working properly and the Tenant complaints and notifies the landlord of the problem and the Landlord doesn't fix it in a timely manner(10-15days), And God Forbid if theres a child in the unit the tenant(s) can withhold rent.. or Worst pay rent at the County clerk's office then you will have to show proof that you've rectified the problem..

I have a friend with a mobile home park that was sued several times for a shock incident with a  service connection and a child.

The one thing that comes to mind and is common with that trend is Power of Attorney was typically given to a child.

It's like no matter what we do, he seems to whine or act like a child over it if it's not exactly as he wants.
