I guess the downside risk is if something happens in the common area that would be an additional expense out of my pocket unless it was directly attributable to a specific tenant.

Since I almost exclusively invest in commercial notes and commercial properties now I haven’t attempted to qualify what attributes would make a location profitable for these types of leases.

You would go to college to network with high-income individuals (professors if you'd consider them as such) and use them as references to your character if you ever need it (it would definitely come in handy).
