Sometimes that involves omitting features in favour of a more succinct experience - one that is more appropriate on a mobile device - but those features will probably be there on the "shrunk-down" mobile web site, should users need them.There are pros and cons of both native apps and mobile web sites, some of which you've correctly identified in your post.

So not sure ARV is really the best metric...Cap rate even with the full rehab and acquisition costs would be in the double digits.

The appreciation in those areas may not have as much of an upside but the cap rates will most likely be higher.

Most Umbrella policy underwriters I've spoken to cap rental properties to about 4-6, then they say I have to put new properties into LLC and get commercial insurance for additional properties.. thanks
