In your area it is probably good to have AC so that may make the unit  more attractive.

You should only buy titled property even if the numbers on ROP look extremely attractive.

My opinion is that the area is prime for appreciation.. because it's attractive to first home buyers priced out of Clintonville who want a garage, yard, easy access to OSU and rest of city, etc.  

The flexibility of not having to make payments unless you use the line is very attractive.
