.* I think a 1031 exchange causes the "suspended passive losses" to roll forward into the new property, so the depreciation recapture does not occur, but am not certain.In the end we personally still ended up wanting to mortgage our new purchases, under the idea that we could obtain several properties with the same amount of cash, and would have capital gains on several properties as well.

Installment Sale Treatment Under Section 453 So, assuming that the Land Contract or Contract for Deed does in fact transfer all of the rights and benefits of ownership to the buyer upfront at the time of execution of the Land Contract, like most of them do, the transfer or conveyance of the real property is considered to have occurred upfront for tax purposes.

It would occur to me that with more risk and less collateral (again depreciating versus appreciating) mobile homes should be purchased for much more of a discount than real estate, i.e. 30% to 50% or 60% of value.So for that interjection, please forgive me if I interpreted your "15% discount" to mean something other than buying for 85% of value.

However a new bad actor tenant at a different property (not my property) has brought some trouble to town.Long story short, the bad actor tenant has been involved in a number of unwanted activities including a party a couple of weeks ago that got way out of hand and a shooting occured (at least 20 to 30 rounds fired and recorded by various security cameras).A couple of errant bullets struck one of my properties, and my tenants vehicles.
