Hi -  We are under contract on our first buy and hold that we have been able to find that has decent numbers...Would appreciate any reaction or input anyone has to this deal...good/bad/bad assumptions etc.Location - 63rd and Halsted (very close to the new whole foods developmentProperty - Grey stone with 2 units (3 bed/1 bath) unfinished basement with laundy and 2 car garage.  

So just completed a home/termite inspection on a duplex, found termite residues (State of NC defines it as active termite infestation), there is minor noticeable damage on the shoe molding on the floor but no signs of wear and tear on the wall but I nor the inspector cannot tell without ripping apart the wall how bad the infestation is- the seller is willing to pay for a termite extermination but my concern is how much damage these termites have already done on the inside of my walls that I cannot see- is there a termite expert professional I can hire to inspect the home more in depth during my due diligence period or anyway for me to get a peace of mind for this matter? 

We currently have two mixed use construction projects going on, a 4 plex we are renovating and close to 100 units we control/manage as well in the city.

Hi Peter,We are as well, we have a property which was our home in Hollywood, Fl that was scheduled to close yesterday.  

My name is Nichola and me and my husband are closing on our first 4-Plex in Michigan today that currently has 3 tenants that we are inheriting and we will be moving into the open unit later this month. 

We are looking for investors to meet up with that are close to our area to network with. 

And yes, we are very thorough with inspections and have no issues with people bringing in their own appraiser if they want a third party opinion, as long as we have time to vet them beforehand.

We have always gotten along well with our tenant and we are worried about what will happen to her after we sell.My question is, “How many real estate agents evict current tenants so that they can renovate the property?”
