I'm a fan of that system because a) I want to know it's paid for before they show up, and b) I don't want the money in my account until they actually show up, because then there's minimal risk of me having to refund anything that's already in my account.  

Your renter is paying rent on that refi so I would imagine your monthly revenue is minimal, few hundred bucks.

The rehab would be very minimal.

This minimizes interest charges and daily balances.

The overall goal of house hacking is to have someone else help pay the mortgage and to minimize your expenses.

My company is finding some solid deals all over middle TN but most of them do require minimal cosmetic work at the least, but that's what EVERYONE is looking for so it's obviously more difficult to find and when you do you have to be very quick.

The costs & time associated with the permitting process is so minimal it accounts for less than 1% of any of our budgets. 

Not next to a fourplex with all kinds of cars parked in the driveway and kids out in the street.Your goal as a house-hacker should be to control a more-expensive property for less than the amount it would normally cost you every month, reducing your monthly obligation to the expenses and winning on ROI with the appreciation on a pricier property.With minimal down payment, even on a fourplex the best you can hope for really is to break even every month and essentially live rent free.

If your state allows it, start taking community college classes in high school, transfer to a state college, apply for financial aid (grants, no student loans if possible, if not possible subsidized loans only and pay-off immediately), apply for scholarships, do work study, become a TA or Tutor, and just minimize your costs at all "expense".
