Most of the issues probably existed when you first saw the property and were covered up by furniture, pictures and such. 

So we got some furniture for the basics and it was rented in no time.

As far as furnished, it shows nicely and for a model unit that's nice, you have great stock photos to use for marketing, and if they don't want the furniture,, sell it or save it for next unit..

You could come at this kind of sideways.Find places that have the services and busineses that "income challenged" (RENTERS) like to use.Best would be if within walking distance, things like rent to own furniture, liquor stores, convenience stores, fast food - McD's Jack in the Box, 24 hour car parts, health clinics, (Bus Stops), buy here pay here car sales, a grocery store, Target, WalMart, auto repair shops, etc..Things they need and can afford.  

Go and measure everything, go to a furniture store and get everything delivered.

The pink and orange coloration of the paint in the home brought a great character and jived well with the furniture used for staging.
