Hi, I am seeking to invest in my first, single or small multi-family property in a location that I would not be living in.

I am a 20 year old kid who wants to own at least 50 properties one day but I know that I need to start out small and slow.

I have not invested in Globe, but I have look at deals there, but I have invested in Nogales, Florence and Douglas which are very desert, small towns, when I drop $450k in Douglas my partners taught I was crazy, buying a 12 units, well I was crazy happy that I was Cash flowing great money and now just sold it, so I bought in Nov 2011 $450k sold in March 2016 $670k which made me a bit happy, never put a penny into it either. ( my partners now call me desert king and I like the term )  

We're small and our subcontractors are small and stretched to the max.  

At this stage, I plan to focus on SFR's and small multi-family rentals.

This amount starts small but increases a little every month.  

We saw a condo in a small converted row home that we liked and that we think has potential as a rental in the future.....

I have 81 residential and small multifamily properties at wholesale prices and are all off-market.

I think last time he tried it, he got burned...though maybe he'd be more open to the idea if he knew I only need financing for a small portion of the purchase price. 

I was about to say "what the hell" then I noticed how small the loan is.
