There is another perspective that the lack of sufficient volumes of cases and consistent case law and the reliance on qualitative descriptions (like "intent" and "productive use") rather than definitive holding periods and specific investor vs dealer actions have actually muddied the waters for those trying to act with integrity.  

It shows a low level of integrity.

I do NOT recommend long distance Unless you find an exceptional partner/manager/someone with integrity or who has skin in the game.

Every venture you do should be vertically integrated with your other ventures.

This past year has helped me grow as a person & helped me determine what is most important to me, and that is integrity.

You can partner with them on the contract if you are able to close something (a finder's fee) Integrity is so important in this real estate game... make sure you pay out if you do any type of incentives like that and you will get people coming out of the woodwork to collaborate with you on partnerships.

Generally the Landlord remains responsible for only the structural integrity of the building and the major components, like roof and parking lot.  

For that reason, I came here hoping to integrate into the BiggerPockets investment community, especially with those who might be living in or around the St.

So, Checkr (Cozy's integrated data provider) is at the mercy of the slowest part of the "system".I'm not sure if this is the case for your specific situation, but more often than not, any sort of delay is the result of a deeper investigation at the county level. 

I will say that lots of the information I've learned online takes a stance of don't ask don't tell regarding wholesaling in general which does feel like an integrity based way of doing business.
