I couldn't have asked for a better response rate.But, because none of those targeted in the small mailing (just 1000 letters) happened to be overly motivated, or because I wasn't good enough to convince them to sell, I didn't get any deals from it.As I said above, we're constantly making changes -- that includes our lists, our marketing and our "fulfillment" of the calls.

We have sent about 1500 letters out so far to absentee and high equity owners, and we have received 36 calls, 11 are worth following up but not immediately ready to sell, one was good enough to make an offer.

I just think that 25K is enough security not to mess the deal up, but of course, the seller only knows that she is getting 10K and that might not be good enough.

If you do buy and hold get a good enough place to attract decent tenants.

But if it's not a good enough investment risk to sign your name with an agreement to split future equity 50/50, then just wait, or maybe convince her to sell it instead of refi, and then you both can invest equally in a new place and start fresh.  

If the deal has a good enough spread I will just take it down with my cash, freshen it up and stick signs ( being my house can do so legally) I welcome any insight on how I could still wholesale without putting my license in jeopardy????

These properties generally fall into two categories; those that are good enough for the MLS and the ones we buy - those that aren't.

What excites me most is that I have a feeling that the qualifications for mentees will be good enough to make this training a success and that working together with several mentors will make us mentors better for the mentees and for ourselves.

Or is LLC in any form just not good enough to not be questioned by colleges.
