The problem is not bringing the property up to code, the problem is actually getting the "village" that's responsible for building code to actually go to the property, tell you clearly what needs to be repaired, then show up again for another inspection.

When I first read your post I thought maybe you were thinking of selling something and seller financing, but Brandon's answer made me see it the other way around.I've sold a lot of properties via seller financing, both wraps where I had fully assumable VA/FHA underlying loans, and places I owned free and clear.

Hi BP, I have been using Listsource.com to pull list but when I come into contact with the homeowners they often own the property free and clear and are not distressed.

One may generate a lis pendens but, that lien gets cleared once the debt is paid.
