In my spare time I love hanging out with my family, travelling, I occasionally like to fly small airplanes, and most recently I've been tinkering with home automation (Smartthings).Once my business partner and I have worked out exactly what we want to do (current thinking is buy and hold back in Wisconsin, where we have contacts on the ground and prices are more reasonable), we'll begin to look for opportunities and pull the trigger.  

Once they see how much thought we have put into managing a single property and how automated it is, they are impressed. 

I also want them to NOT look like automated mail that comes in the masses. 

Given the evolution of software to automate this, arguably collecting taxes in the digital age is very easy. 

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

re: Follow-up, I've automated the vast majority of my follow-up so don't even think about it.

That automated e-mail also reaffirms that they will receive a second reply addressing any specific questions in their request and provides them with another e-mail address for any follow-on communication.Sending out our application form and screening guidelines goes a long way towards weeding out the tyre kickers from the serious applicants.

I recently bought my first investment property (single family) and am looking to find an automated method for my tenants to pay their rent and also for me to pay my mortgage.

It feels amazing to have the front-end automation and only having to focus on meeting with sellers.
