Meanwhile, your tenant feels he (or she) has a pretty good excuse for making you wait and does not believe he is obligated to pay a late charge.What a lease has to say when the tenant pays rent electronically is the rent is late when the payments has not been transferred regardless of the tenant's excuse and the tenant is obligated to pay the rent with a cashier's check within three days plus the late charge and if the payment was late due to the landlord's fault then the late charge will be refunded.So, if you live within 10 or 15 miles of the property don't be lazy and go collect the rent every month and this gives you an excuse to have a nice interaction with your tenant(s) and you get to ask questions about maintenance issues like water leaks, changing furnace filters and you sort of get to inspect the property.One other way to collect the rent is to write into the lease that the tenant has to mail the payment so that it arrives by the due date.

Only interaction they have is when CM verifies to PM in case of RFIs, materials on site, materials applied, and COs, but those are simple sign-offs.
