I say term of loan co-terminus to lease length if credit tenant. 20 year AM up to 70% LTV

Real Estate is a long-term game.

I’m not an expert by far but I have 4 long term rentals and just had to find tenants for two and it didn’t take very long.

I live in Los Angeles, so it makes things tricky in terms of flips and in-state investing.

Certain lenders will understand the travel healthcare pay better and might be able to qualify with past W-2s, pay stubs, and contract terms. 

Short-term sacrifices and delaying gratification will bring you abundance later in life.Definitely take advantage of your first-time home buying benefits and consider house hacking a duplex or 4-plex.

You wouldn't buy a long term rental with 20% down in NYC or San Francisco and expect it to cash flow.

I've found Kiavi a bit better for the short term fix & flip (lower fees) and LendingOne a bit better for the 30 year DSCR (lower rate). 

So if you can target a little nicer property you can enjoy better interest rates for your long term hold.
