I suspect the average NPN who is just starting out and or like the OP needs investors to buy the notes in the first place will have a difficult time with this strategy unless they find some other unsophisticated investors that they can talk into that strategy..But for me I LOVED hypo's We did them on Timber ground I logged and then resold to folks that were going through the arduous process in Oregon of getting building permits on rural lands.

In addition to the fantastic responses others have provided, I just wanted to add, @Nick Doria, that your worries about not having Section 8 tenants even suspect a whiff of discrimination, since they are a protected class, is certainly reasonable.From the landlording podcasts, I've heard many useful tips that are relevant here for you.

I suspect these some of these folks have taken a motel course from some SMARTIE, who brain washed them into thinking they are real estate investors, OR SHOULD I SAY WHOLESALER.There is more to being a successful investor than taking a motel course from a SMARTIE.There are so many bad programs out there searching for your money, they want to teach you how to get rich.

@Joel Owens I suspect in her farm average sales price even for wholesale is closer to 400 to 500k .. not 50 to 100k.. and I totally get you on agents that work in those price points.
