Half of my time is spent working on duties related to my initial employer and the other half of my time is spent working on this other new side of the business through the partner company.

I can't TELL you what to do, but I'll share my overall 18yrs experience.day-1 we went to Houston for a seminar and spent ~2500 on materials alone.

IMO $800 is money well spent compared to what you can save.  

Most of my time here will be spent looking into my options in that realm.

I really want the house, but at the very least I do not want to lose all the money I have spent already.  

@Jasmine Cotes , I still think your best bet is reaching out to mortgage brokers and spent some time loan shopping -- it's a great way to learn too.
