I was doing a soft pof as a preliminary...investor quoting the bank and banker., type of funds sometimes the account...Now I do believe that many are wanting to know specifically up front from a banker not to waste time or hold up anthing....anyway, thanks Christian

Two guys with chainsaws and a truck came and cut all the firewood out of the fallen tree and then I just had to make several trips with my truck to haul the brush to a composting facility.

Regardless of where you go, with $40,000 typically would best be used as either soft cost (due diligence) money on a new construction for sale project, or alternatively you can buy a $200,000 property, putting 20% down.
