If it's going to be chilling in a savings account, then I'd recommend going for the higher down payment.If you can potentially purchase another cash flowing real estate property or seek out another higher return, I would go do that.

an online bank will make sure the entire 60k is there when you need it and should give you 1.8% I believe Ally bank also has a no penalty 11 month CD which pays a bit more, the money just has to stay in there for a week for you to be able to close the entire account whenever you want.

I don’t wholesale personally as I think it has a terrible ROI but if you are inclined to seek out distressed properties, the only real scalable option are FB advertising as Account Closed suggested or direct mail with an well organized, scripted telephone program.
