Sensationalism gets rookie investors all the time.You just remind the seller that you are an investor also and unless you can make 8-10% NET on your $, or there is no reason to buy it.

I also send reminders a couple of times throughout the year (disconnect hoses, keep heat on, trickle water when temps are extremely low, etc.).

The first time someone complains to you, let them know you will remind all tenants of the quiet hours and that any future occurrence should be reported to the police as a noise violation.If you catch wind of a second violation, and it's verifiable, then you can give the offending tenant a written warning that a third violation may be grounds for termination.

this reminds me of one of my new constructions I bought in Jackson MS.. tenant went bonkers in the house literally destroyed it this house was 2 years old it need everything new from sheet rock out . so sheet rock  flooring new kichen new baths..
