@Todd FryIts a sad day when an investor (or anyone) needs to make a post to "shame" a company into doing the right thing but happens all the time in this day and age.Of course it's always good to also see the positive experiences investors are having.Bad news travels rapidly but seems that good news is kept private... as a general rule.

If you're a member of an association like the RPOA in Grand Rapids and they are too, you could file a complaint with the association.

If that is all you require, I'd explore other markets with more rapid appreciation- you'd get your cash flow and build your net worth and scale much faster.  

This is a rapidly appreciating area, and I think this purchase could present multiple exit strategy options 5-7 years down the road.

That said, with the rapid increase in cases I wouldn't be surprised at all to see some people cancel.

Unlike Memphis, this market is experiencing rapid appreciation which puts upward pressure on pricing, downward pressure on cash flow, and compresses cash-on-cash returns.

Things change so rapidly these days can you really afford to invest and then not monitor the investment; not keep informed on economic events affecting the investment; not understand structural changes that can effect valuation of the investment; etc.?

That being said, we had such a rapid price hike in the last few years, that the prices are still hovering at their peak.
