@Scott Kays Another advantage of using land trusts - they give you a layer of anonymity (not liability protection) that works great with the LLC (which gives you the liability protection), and keeps your name out of the public records (supposedly, you still have to be careful, e.g. with the title mistakenly recording the trust documents too).As I mentioned, be careful when choosing to use a Quit Claim Deed - to maintain your title chain, you have to do it through a more expensive Warranty Deed (which might be another reason to use land trust, just check how they work together):A person receiving a purported real estate interest via a quitclaim deed may receive no legal right to the property whatsoever.

You can also buy lists from companies like list source and there are some REI software companies that have a cash buyer search feature.Best way to find motivated sellers is to purchase lists and compile lists from city and county for 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, probate, divorce, high equity, etc. and mail or cold call.Other free methods are driving for dollars, door knocking, wholesalers, craigslist, Realtors, FSBO sites, expired listings, foreclosure sites, put out bandit signs, If you have the funds you can use billboards, newspaper ads, other offline publications., TV commercials, radio ads, do pay per click/adwords, facebook, Linkedin, Youtube, and other forms of online advertising and boosted/promoted social media postings.Bottom line is consistency.

You can get tax default information publicly, and notice of default/notice of sale (foreclosure) information, judgements/liens publicly, but not anything else. there is no "Find out who's short on payments" list available anywhere.
