Try and narrow down your comps and that should help. 

Ryan Dossey made a great point about the application fee narrowing down the tenant pool.

Definitely dealing with some analysis by paralysis but have narrowed down what I want to focus on to small MFH and note investing.

Definitely some good options out there, but it took us a while to narrow our search and we had to be patient to find the house that worked for us (and wasn't over priced as an investment).

Every time I think I might be narrowing down my desired market, something new comes up in a horizontal market to what I am learning about.

Instead, I would like to present my scenario and get some feedback as to how I can narrow down an area.

@Agnes Lai I am no expert in this but my formula is school district, neighborhood, no flood plain and close to where I live, after narrowing the search to the criteria obviously numbers should make sense. 

We also have narrowed down our plan to focus on multi-family rentals.
