FYI - Septic systems are sized by number of bedrooms in the home and the towns usually want proof that the engineering on the septic work meets the layout of the home so be aware if you plan on adding an extra bedroom to raise value.

Most guys wont balk as long as they know they will be getting paid in predetermined increments, plus he doesnt have to lay out for materials now. .

Failing that, I would need a simple but very professional set of records which lay out my due diligence in establishing the legal owner’s implicit abandonment, my expenses on the property and the income from the property. 

Also, need a designer to help with the layout.
