I have a little story that I think you will appreciate.

Well everyone, just read the last two paragraphs, the story is irrelevant to the question.If you buy a place for 200K and that is determined to be the market value and you find some sucker to pay 250K, you're into predatory dealing waters. 

So let's say I need to put $10,000 in repairs over the next few weeks before El Niño (which scares the crap out of me, and I'm pretty sure will not be pretty for lots of people with older properties in SoCal...but that's a different story).
