A good title agent will be able to guide you through the transaction process of what paperwork is required from which party and which point in the process. 

Only other recommendation would be to work with the same lender or broker for both deals because the paperwork is going to be the same and it will make it more efficient than you trying to coordinate with 2 different lenders.

Conventional Lender will likely see it is not an arm's length transaction and be more careful to get all the paperwork and not waive any conditions.
