I think that data should guide our decisions, even if some people may rely on their emotions or gut sentiments.

I house hack my primary home in which I do a thoroughly credit check, background check and interviewing process.

I am now trying todo a cash out refinance to pay off my HELOC so I can repeat the process.

Their expertise has value, they now have good skin in the game, and they will/should agree to share their thought process when they say "that's a good idea" or "that's a stupid idea." 

It took them a week to process with many emails/calls.

Just remember, you're going VA so the appraisal process is more strict so it's going to be hard to get something that needs real sweat equity.
