i get a firm commitment for that date by e-mail or text. third i follow up as the date approaches. if i have any doubts about the contractor's availability, i line up another contractor as a backup.if the contractor has been appropriately informed of what i need and has agreed to do it and fails to perform, i switch to another contractor.

It remains to be seen if lender's memories are short and they repeat the mistake, but I doubt they will...they still have remnants of the crash on their books as a reminder.I see a calming cycle but not a calamity.

@Brian Ky thats the issue wholesalers have no rules or ethics or morals they they have to follow. its up to the individual.. some wholesalers i am sure are very ehtical and moral individuals.. others I have no doubt are financial sociopaths..
