I’m taking several tools from a black light flashlight to moisture meter to thermal camera to check everything out and smell the smell for myself to see if I can figure it out.The vent stack for the water heater is a straight shot vertical up, and is a solid piece going to the roof, same for the furnace.

You can also do test holes in the sheetrock if you have a camera to look inside it.Opening the wall is cheap though with drywall and paint and patch to fix so might want to go that route the first time.No legal advice.

They are worse than amateur.Just google "professional real estate photos" to see what they're supposed to look like.If I were a prop mgr, I would be embarrassed to watermark those photos with my company name.If you don't have a wide angle lens dslr camera, at the very least get a wide angle attachment for your phone.Photos need to be slightly photoshopped to show the house in its best light.

You would be surprised how much online shopping your guests will do and being part of a community gives them a sense of security.As far as parking, my HOA is super strict, you can barely add a ring camera, which keeps the community very nice and clean but can be a pain sometimes.Building in a different area I haven't considered.

Then you need to be able to check for damage at the end of their stay.I'm sure you can google a general liability for golf cart rental.You might want a camera system that monitors and records where the golf carts are parked in case someone try's to tamper with them.
