You base your offer on how they currently perform, knowing you can increase value by increasing revenue, cutting expenses, streamlining processes, etc.If you're sticking to the local market, it shouldn't take much to market your desire to buy up portfolios.

Anyway this is my offer please advise me as to what I should change to make the offer more desirable to the bank and hopefully lock down this deal, or tell me what is wrong with my offer.  

For me they are more desirable than Satellite or Indian Harbour.

My wife has this theory that lower rent actually gets you better qualified tenants, on the premise that since they're more desirable but often just as frugal as anyone else they can stand out from the field and get the unit. 

@Mike Barry, what you could have done in parallel with your Short Sale Offers was concentrate on non-Short Sales for your desired "quick" outcomes while dutifully ignoring the Bank-Sellers once your Short Sale Offers were in.

You likely need to go to areas that are less desirable because right now everything at the shore is being built up like crazy ...even areas that were not on the radar over the past 1-2 years.

I have to believe 2+2 is more desirable in general, and therefore would appreciate better.If nothing else, the client would have a more valuable place instead of a less valuable place, and they wouldn't pay the difference - the tenant would.

Property is located in a very desirable area that will bring in high rents.
