Ive been interested in real estate investing ever since my mom persuaded me to not move out of the house by telling me i could save all my money instead and invest it in rental units like she has done for future income.

Meanwhile, the vanishing middle bodes ill for the future.)

I think perhaps the biggest concern is how you plan to finance your presumable future purchases.

Maybe we can cross paths in the future.

I want to protect my current and future rental properties as well as other assets from suits or other life happenings, what is the most affective way you use or have found.

So I set aside 10% for future repairs and cap-ex in one line. 

Also, in the future .. make sure the floors match, it looks unplanned to have the 2 different colors, not to mention also carpet and tile.. you gotta sell flow, focus on who your buyer is, and what they want!
