Well there is a lot more to it than that.You need to find out if any other liens exist on the property other than the two mortgages.You will then have to negotiate with the lien holders for a release in a negotiated settlement.Gets way more complex so either get an experienced short sale broker to help you or an attorney that specializes in them.No legal advice given.

A "website to generate leads" could be as simple as a single no-navigation squeeze page with a two-field form to capture contact information from potential sellers and/or buyers.It could also be as complex as a multi-tiered content marketing site replete with an endless array of information and actions a visitor can explore.You MUST determine EXACTLY what you want your site to do and ONLY then build the site such that every pixel is dedicated to that singular final goal.I am in the same boat and have decided that I'm going the route of creating a very simple (but beautiful) landing page with a short form to attract potential motivated sellers to leave their contact information.

I don't have an apartment deal that I'm currently working on, so for this thread, I was using a real example that my team is working on here and now; which is a neighborhood of 51 townhouses we've picked up, and are operating them like an apartment complex, because that's what we do.We don't go around buying up single units, or scattered portfolios of SFH.

The "back and forth" I mentioned was getting them to answer additional questions I had on the credit check that came back, as well as better contacts at their prior apartment complexes.
