Account Closed It totally depends on the location, class of property, when it was built and what the market will accept.Most of my stuff is class C in a smaller town so I do not over-improve but I make it nice, clean and liveable.That means new paint, vinyl plank flooring, selective cabinet upgrade or painting with new hardware (white is in these days).

I have no idea, but this seems like a possible option; I'd hire my sister to do the short term mngt; cleaning; renting etc - Much to investigate here - maybe even for just a few months while I deal w/ my chaotic life (fix/flip) here in CO.

The overall ROI increases because they will end up prevent you from evictions, missing rent for a month or two, etc.You could also add in cleaning and other services that are separate from rent but makes life easier or the tenants and depending on your type of tenants most would be willing to pay for similar types of services.

From the client perspective, using a title company that handles title clearance themselves seems easier so they prefer it.
