She did ask that she wanted to add her boyfriend to the lease (who is also her child's father) to which I don't really have a problem with as I suspect he has been living there anyway and never caused any issues and seems a nice guy.

I will tell you Huntsville is tough right now, as the cost per square foot has crossed into ridiculous territory in most of the city area;  there are limited opportunities in C/D class properties and locations;  but a B/C property in an A/B and even some C areas are in negative cash flow territory right now due to the asking price.

From what I find online the cost is basically $10-$15 for asbestos remediation per square foot and lead-based paint for mediation is about the same per SF to fully remove and dispose professionally.I can go ahead and assume that my painting budget as well as my roof budget will DOUBLE with asbestos and lead based paint correct?
