I would be careful about doing something in an effort to "make positive cash flow".Section 8 has its pros but there are an equal number of drawbacks.

Do they have experience selling HUD homes? 

I can not do a execution of ejectment because the case was never filed in court.

Unless you are a seasoned real estate investor with professional title searching skills, I wouldn't do this.
