Layoffs will cause some fallout, but we wont see that for 12 to 18 months and the federal gov will do what it can to keep the numbers small.

I have looked into getting non-conforming use permits, conditional use permits, zoning use variance requests, etc. but this process could still be very lengthy and I'm afraid this will open a can of worms that will cause the county to further look into it and raise more issues.My main concern/worry is that when it comes time to refinance the property after the (minor) rehab has been done, lenders may not finance the property on a long-term loan due to a non-conforming use of the property.

We are sending an email to all our tenants to address any job layoffs or lack of funds caused by this outbreak.  

There is also the cause for concern of a significant influx of inventory ie.

(All of this is theoretical since I don't know Maryland law well enough to give a concrete response)The other worry is that damage to the property could be caused by the tenant trying to self fix the issue. 

@Andrew McCotter The fact that the crawl space is sealed shut is the first red flag that should cause you to run from this deal. 

With the Coronavirus causing Florida's theme parks to contemplate closing, there is a risk of Florida heading for a downturn.

This could cause trouble being able to pull permits or get things approved by the inspector.
