I agree with @Tom Gimer; you need to determine if the automatic bankruptcy stay was lifted with respect to the foreclosure proceeding and resulting sheriff's sale.  

I send them a Quickbooks invoice around the 23rd of each month which gives them the choice of paying online through Quickbooks automatic transfer from their account, or they can put a check in the drop box that I installed in the door under the stairs at the apartment.

Let them know that most landlords will automatically turn down a tenant that has an eviction on their record so they might want to think twice.I'd ask them if they can be out by the first, you'll drop the eviction and give up your claim to the back rent.
