Totally up to them - if I were in their shoes I'd have you sign a waiver...no way would I be turning down a free set of hands if I could see potential value in having you ride around with me for a few days.  

If anything the washing machine is in the kitchen and the dryer out in the small attached storage room. 

If you are an accredited investor then I would look at larger storage unit deals in metro areas.

One of the units was vacant and just being used as storage, so I cleared it out upon buying it and renovated it to attract new tenants. 

The solution is to excavate (under a massive storage building no less) and replace the entire line to the tune of $3,000-4,000. 

If I was in your shoes right now I'd be looking into going into my next house hack.Whether that's another duplex, SFH, or a quad.

Most of the time they aren't, but if you keep at it, you'll happen across one.You can also get your shoes muddy and hunt down properties that may look a little distressed that might not be on the MLS and ask the owner(s) if they're willing to sell to you.

I don’t have any equipment yet so that’s another investment and need storage so I would need a shed.

Rental amounts are also not always apples-to-apples, make sure you are comparing accurately, as per square feet, bedrooms/bathrooms, driveways, storage space, etc.
