Do whirlybird vents need to be installed level to work, or can they function if installed at an angle

9/10 times that only means the water is off in which case you buy it cash, get the plumbing functional, put a conventional mortgage on it with 20% of the purchase price and cash out the other 80%. 

I am using 3rd party management (they use AppFolio); so, my needs are pretty basic and do not include any management, invoicing or payroll functionality...just basic accounting and reporting. 

My current full-time job prevents me from making many of these functions but Wednesday's are actually pretty flexible for me.

Property prices are a function of demand and supply, which are influenced by many variables, most notably forecasted population and job growth.

Things like major changes to floor plan or expansion, structural issues, dealing with parking, updating major systems (HVAC/elec/plumbing) vs patching them if they are still functional and safe.

I don't believe, a hunch, that in Texas a non-attorney may conduct a foreclosure, (a RE Broker/Auctioneer may be able to, not sure there) and the Trustee under the Deed of Trust performs the functions required in the process, (or a licensed servicer) so as an individual note holder, you're spinning your wheels attempting to get payoffs.
