You home hack to get the benefit of cheap rates and 30 year loan and also, rent out part of the house to also get some of your mortgage paid for. 

I wouldnt say expensive but we are certainly not Cheap.

Save until the recession hits later this year and then buy something cheap in 2021. :)

It's save to assume you better get it cheap because the rehab could explode. 

No joke, they'll just let you buy super cheap houses other places if you don't have them where you live ;) In all seriousness though coming from a high COL area (Seattle) My advice is that you either need to GRIND and make deals- and then you're going to hit 1% rule most likely, not 2%.

For example, we went ultra cheap on a sub and he was doing very poor drywall work (makes sense).We had to find someone else mid job.
