I’m in the same boat as you I prefer to do deals somewhere else that’s cheaper but as the crowd has said, very hard to do BRRR deals remotely.

Car in the garage, and old (probably not worth all that much) boat in an old barn.

IMHO, a residence is just an expensive doo-dad, same as a car or a boat.

The boats would be out of the water and the rents on the slips would likely disappear for several months, unless someone decided to retain the slip for 'next spring' - - that's a BIG reservation fee!

I was able to extrapolate how much my guests spend in town and it was into the 5 digits which is pretty good for a tiny town.They know that the town and area relies on tourists coming either by car or boat and spending the day and money.
