Self storage, Boat and RV storage in the Willamette Valley, OR

Hello!  I have been learning so much about self storage and yet I feel that there is so much more to learn, from value adds vs developing a land.  How to underwrite?  How to do a demand study?  Ideally, I want to buy a operating self-storage facility and add value while learning the business.   I am looking for any advice, recommendations and/or leads!

@Paul Moore Storing up Profits is excellent

Henry @Henry Clark is a wealth of information, read all his old posts, underwrite deals every day, then buy a small existing property. Not to make money, but to learn and make small mistakes. Buy your second and third to make money, esp with extra land to develop.

Advice: need money to start, this is a real business, not a passive LL experience.
