Obviously location and strategy will be the biggest determining factor... but everyday we are on the forums we learn more about how you pros analyze opportunities.  

From your time starting out, what would you say was the biggest lesson you learned starting out?

No monthly cash flow is the biggest downside and a major reason why I don't invest more.

The biggest one probably being the financing.  

Yeah I hear you but I've seen new homes that require more than 500 a year in maintenance but that's not my biggest concern.

If you are a safe driver I would just try to get the biggest deductible you can handle because that will help to reduce the premium you pay.

Are their other duplexes or triplex in the immediate area that will be the biggest clue to ask your city if the process will be permitted 

My biggest concern though is that if I wanted to execute the BRRR strategy and pull some equity out at some point down the road, how would this factor in...Do you have a mortgage on your property as well? 

I think the biggest reason I want my real estate license is so I am not at the mercy of an agent.  

I think the biggest problem is finding a rental deal that would support a positive cash flow under that financing
