@John Bastidas I’ve dealt with these, but typically the county/city won’t reduce the fines (to usually less than 10%) until After the violations are corrected....which makes it somewhat of a gamble for the buyer.IF they can get the fines reduced and paid off, and the lien removed, prior to your closing....no problem.

I will caution you on the short term rental... the city had issued a moratorium on any and all new licenses while they conduct a 9 month study, and then issue new rules and regulations for STRs.

Most importantly, came with the grandfathered short-term rental license required by the City.

The Crystal City brokerage owner told me, he has been getting referrals, and written offers on many properties on the local market.

And Montgomery County can be a tale of 2 cities with the eastern part of the county being drastically different from the western part of the county.

Even after purchasing my home I still found myself searching and watching certain properties, keeping tabs on the market and hot area throughout the city and being able to notice certain changes in trends.

We are hoping to get the final plans approved by the city by December.
