I’m proud to say that I was successful in that industry (eventually became the youngest General Manager in a 100+ stores company) but at the same time, I feel as if I wasn’t getting anywhere, and have recently left that behind.Other facts about me are; I have zero money for investments and for personal reasons, I won’t work for the next 3 months.

Check with a title company and see if they will write an insurance policy if you can get a deed from the owner.I also like John's idea of putting an option on the property and then going to find the prior owner.

A helpful title company might not require two separate title policies, though.Best to call some local title companies and find out directly from them how they would handle it, and exactly what you would have to pay.Jon

If the borrower took out the 2nd knowing that it was not a 2nd that is different than someone forgot to record.There could be liability for the title insurance company if the 1st was not recorded and yet a policy was issued indicating it was in 1st.This one could be fun or a waste of time.John Corey
