I've aggregated my city's designs and infrastructure off their website and now I plan on tracking average selling values by neighborhoods.This is the best way I can imagine to build trends but if there is a better or easier way of doing it or if there was already an automated tracking system out there somewhere, I'd love to hear it.

Check roof, termites, mold, heating system...

That's where I am; last year I brought in assistance to help with the owner statement data entry and managing getting the income/expenses into the system that we use for tracking.

Chances of those additions being well-done (and not negatively impacting the roofing, plumbing, or electrical systems) is slim to none.  

As for the wall you can do a lot of things like stagger studs in a double wall or use resilient hat channel system (horiz) over the studs. 

(I guess they maintenance the well system and provide salt, etc.) 

You may also see older heating and cooling systems, roofs that have a bit of wear and tear and parking lots that need repair.

I know I can go drive there, look up the school systems, check crime, and etc.. but I want to hear from *you* guys - How do you like investing there?
