We are close to the same age and there are some houses that have been sold over 8-10 times since we were born.

Why do you think purchase contracts are so long and have such small print?

We are actually having one our premier events in October called Junkers to Jewels, a 3 day in person classrom and bus tour to learn about flipping, rehabbing, estimating etc on actual deals with local investors. 

I have been interested in long-term rentals for some time and looked at fix and flips when I was much younger.  

I live in a very rural area in the northeast and most of the markets within an hour of me are primarily class C and D neighborhoods with reputations for drug and crime problems (as well as my own hometown unfortunately) so I will probably look to long-distance investing as I get started.

@Zac LindquistNo VAs are used here; I think I will self-manage as long as possible.My occupancy would be close to 100%, but because of house hacking, sometimes I choose a gap between TMP contracts so family can visit.I only list on Furnished Finder (FF).

The only time we use ceramic tile is for showers with a window, where we can't use a surround, and then I will still use LVT for the bathroom floor.However, because we cater to families with kids, our winters are long and to avoid cabin fever we usually have a finished basement and carpet is the way to go.

Appliances has its own head aches ,wear and tear and complaints .Circling back to your case ,your appicants sounds too pushy which is a red flag.They want it for 6 months ,when clearly your ppty is clearly advertised for LTR .They want utilities included and washer and dryer installed.BIG RED FLAG.They are too demanding.You are the Landlord and not them.Donot flex your criteria and property for the applicants.Tomorrow they will come back and say the compressor unit is too loud and must be replaced,cabinets are not shaker style and closes hard while closing and needs to be replaced etc etc.To me this above mentioned applicants are a pass .
