@Christopher PhillipsOur plan is to start with flips to build capital quickly, then focus on rentals to build passive income, and once we have a stable base of income from rentals, build other tiers of income.

If you don't know what a unit will rent for, you have no idea what you can pay for it and cash flow.I'll leave it at that, but stay focused, be willing to spend some time and be patient, and you should be able to have success here.

I'm currently looking to network with more investor friendly real estate agents in the San Antonio area, specifically focusing in the Northeast section of San Antonio.I'm looking for single family homes within the $70,000 - $160,000 that need a pretty considerable amount of TLC and rehab with the intent to BRRRR them or flip them.
